Horizon Bank has been providing various financing products for the development of Low Income Housing Tax Credit Projects (LIHTC) since 1992. This niche financing has not only given us the opportunity to provide housing for over 5,604 units in 200 projects during the past 16 years, but has allowed us to become experts in all types of financing needed for these projects. It has also helped us maintain an “Outstanding” CRA rating consistently since 1994. Our relatively small size allows for exceptional service and quick decisions; our association with a network of banks allows us to provide loans of any size.

Our loans and services for LIHTC projects have been provided in Nebraska, Kansas, Iowa, Colorado and Oklahoma. We have excellent relationships in these states to assist in all parts of the LIHTC financing. We have provided financing for family, elderly, special needs and assisted living projects.

First Mortgage Term Loan financing – These loans are matched with loans from the CHP and CHP+ programs offered by the Federal Home Loan Bank which allows us to tailor the loan to meet your exact needs in your cash flow for the project at a low, fixed interest rate.

Affordable Housing Program (AHP) loans – We will be your member bank on AHP loans as a member of the Federal Home Loan Bank located in Topeka, Kansas.

Bridge Lender for the Midwest Housing Equity Group – Horizon Bank has been the bridge lender for the Midwest Housing Equity Group in all of their funds in Nebraska, Kansas, Iowa and now in Oklahoma. We also have a consulting relationship with the Mountain Plains Equity Group in Montana, Wyoming and North Dakota.

Account Relationships – For any account directly related to a low income tax credit project we offer a special Money Market Account. This account is a tiered account paying a higher rate than our regular Money Market Accounts. The rate is variable and adjusted as rates move in the market place. All limitations of money market accounts apply to this account.
